Who I am
I do not reduce to a single profession. For more than forty years, I have designed, transmitted and connected — buildings, places, ideas.
I first learned to read matter: a civil engineering draughtsman, I cut my teeth in design offices and on major construction sites, alongside architects. But another attentiveness has always accompanied me: that of the balance of people and places — the way a space sustains or hinders those who inhabit it. Reading matter, tending to the balance of places: two sides of a single way of seeing.
This twofold attentiveness has carried my whole path — from construction to character real estate, developed under the Irrinium name I founded in 1998, then research on the dynamics that hold a collective together. La Sageocratie is its written synthesis: a thought born of the field, never of paper alone.

More than forty years, a single movement. Here are the milestones that led me to the book.
The built, and attention to balance
A civil engineering draughtsman, in design offices and on major construction sites. In parallel, a long-standing attention to the balance of places and those who live in them.
Construction, from plan to field
Draughtsman, then plan design, land research and project support alongside architects — architecture placed at the service of well-being.
Founding of Irrinium
Irrinium begins with a demanding vision of construction — quality homes, designed with an architect, attentive to their site and to those who live in them. A standard the market of the time was not ready to fund.
Character real estate
Irrinium obtains its professional licences and devotes itself to the transmission of distinctive homes and estates steeped in history. An internet pioneer, I extend its reach from national to international.
Hornwell: an international portal
I create the company Hornwell in Hong Kong for a global real estate portal, run in parallel with Irrinium. With my son, two years of design — halted by the service provider’s failure, but an invaluable education.
Laboratoire Conscientiel
A research space on consciousness — attention, perception, human and collective dynamics. Without dogma.
La Sageocratie
The book that gathers the thought born of this whole journey. Manuscript finalised in May 2026.
